Generally a person doesn't participate in a home purchase or home sale every day.  As Real Estate Professionals, we do!  Making the Smart move of choosing a Realtor is your first step to ensuring that your investment in your home pays off.  Before ever putting you home on the market, we want to ensure that you know what to expect.  Therefore, the first step in our seller plan is a comprehensive discussion about the selling process. Even if you've sold a home many times before, the contract, forms, inspection guidelines, and disclosure requirements have probably changed. Knowing what to expect will help make the selling process a less intimidating venture.

My services and experience allow you to focus on your move while I manage your home sale from our initial consultation to the closing deal, and beyond.

"Beth, Thanks for getting my properties sold. You did a great job working through the FHA issue that arose. You had great communication and kept me well informed throughout the whole process, which I appreciate."

Pricing
Pricing is one of the most critical components of the marketing plan and the area in which a well trained and experienced real estate professional can provide tremendous value. There is a multi-step approach in determining a suggested list price range for your home. This includes a careful review of recent real estate activity within your neighborhood or wider competitive set including homes that Sold or listings that were Cancelled or Expired. It also includes a personal visit to those homes considered to be your strongest competition.

You home is just one of many that a buyer will be evaluating. Knowing the competition helps us to develop a pricing strategy that will help ensure a successful sale. Use Your Home's Value to find out immediately what neighborhood homes are selling for, free of charge, or choose a more detailed analysis of the value of your home.

Getting Ready to Sell
Getting your home ready to sell generally involves more than just giving it a good cleaning.  The first step is to evaluate your home through the eyes of a potential buyer.  Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. I have compiled some ideas to present your home in the most effective manner.

Marketing
Marketing a house means more than just listing it on the MLS.  Today, most savvy home buyers are using the internet to begin their home search and it is used to search for a home more than any other media. Understanding how buyers target the homes they will consider and the information expect in reaching that decision is key to successfully marketing a property, especially in a buyer's market. I hold one of a select few Featured Community positions on the #1 real estate site, REALTOR.com. Featured Homes are seen 500% more often on average than non=featured homes (based on Homestore Inc. Jan 2006 analysis.)

24 Hour Agent Access

Getting the most exposure to potential buyers is a key factor to successfully marketing your home. But it is one of many systems and strategies that ultimately results in the sale of your home. Once a buyer decides a property is a possibility, they expect convenience and a quick (often immediate) response. And they want it WHEN they want it! Systems and support that provide a buyer with immediate information means any potential buyer receives what they need when they need it and your property does not get overlooked by a buyer looking to make a decision.

  • 24 hour pre-recorded listings descriptions

  • immediate fax or email of property flyer,

  • immediate connection to a live agent

  • FHA/VA Fees and costs and all fees are now negotiable between an FHA buyer and seller.
  • Home Inspection Fees are in some circumstances paid for by the sellerand include pest, radon, and other inspections.
  • Miscellaneous Fees can accrue from correcting problems noticed during the home inspection.
